“How do you feel?”

“Drugged.”

I shook my head.

She swayed her hands over my navy blazer. “I feel rested. Are you happy?”

“Yup.” I kissed her temple. “Let’s go.”

Her eyes fell over the contemporary furniture in the spacious ranch home.

“You never told me where we are.”

I grabbed her hand and led her toward the front of the house. “Look out the window.”

“Hmm, I see unfinished homes on decent sized plots of land.”

“We’re staying in the model. I was online researching up-and-coming neighborhoods in the area. Figured we’d fly out and see if we’re interested in building in Seattle.”

“I love the idea.”

“Our fathers have already visited the construction site. We’d have to partner with them on this deal. You and I will head out tomorrow in search of a home to flip. Andrisani Construction will handle the work. After flipping a few homes in the area, we’ll look for land to purchase and begin building.”

I was saving the first trust fund payout I received at eighteen. Once I turned twenty-one, I’d use my second payout for other ventures. I’d use my cut from the gaming heist to purchase a property in Seattle.

“We’ll split the cost.”

My brows lowered. “Ryah, that’s unnecessary.”

She flashed a sweet smile my way. “That’s the deal, Rocco. Or I leave.” She stretched her hand toward me. “What do you say? Are we partners?”

I sighed, shaking her hand. “Yes.”

“Oh, and I’ll send men from Conti Construction to help turn our flip into a money maker.” Ryah walked toward Art.

Staring out the window, I felt the anger creeping up my neck. I had everything figured out. All Ryah had to do was help select a property.

“What’s wrong, Rocco?”

“Nothing, Princess,” I said through gritted teeth.

She turned on her heels. “Rocco, I have money, too. And last I checked; we aren’t married. So, you and I finding a house together only so you can cover the cost it doesn’t make sense.”

“We can settle the marriage thing now.”

Ryah shook her head. “Not now. I’d love to be your wife. In the future. But we won’t get married right now just so you can bankroll this operation.”

Staring down at her, I gruffly rubbed my hand over my face.

“Babe, your intentions were good. Our partnership is a good thing.” She leaned up, pressing her lips against mine.

“If I wasn’t starving, I’d fuck you and your new hair cut right now,” Ryah purred.

She was horny. My fingers grazed her back, and she shivered under my touch.

“I’ll scream partners while I’m coming all over your dick, later,” she whispered.

I was in so much trouble with this beautiful woman.
